We are a pet-friendly community! We allow up to two pets per household.
What are the pet fees?
There is a $300 pet deposit and a monthly fee of $35 per pet.
How does the internet work?
High-speed fiber internet is pre-installed in every unit. Residents pay a flat fee of $60 per month for access.
What is the parking policy?
Each adult household member may have one vehicle. All vehicles must be in operable condition with current registration.
Is extra storage available?
Yes, we offer storage units ranging from $25 to $50 per month, depending on the size.
Will I hear the highway?
Units on the I-70 side feature high-rated windows and specialized insulation to ensure noise is minimal.
Do units have patios?
Yes, several units in buildings 1 & 2 have patios and private access.
How do I apply?

What are the upfront costs?
There is a $28.75 application fee per person and a $200 holding fee to reserve your apartment. The holding fee is applied to your security deposit at move-in or refunded if your application is denied.
What is due at move-in?
The security deposit, pro-rated first month's rent, and a $200 administrative fee are due before you receive your keys.
Are there income requirements?
We require a gross household income of at least 2x the monthly rent.
Do you allow guarantors or co-signers?
Yes! We accept personal guarantors/co-signers. Their gross income must be 4x the rent.
Do you accept vouchers?
We accept Tenant Based Vouchers if they qualify at our established rental rates.
What is the lease-break policy?
The fee is 1.5 months' rent, plus the repayment of any upfront concessions received if you are still in your initial term.
Is renter's insurance required?
Yes. Every household must maintain a minimum of $150,000 in liability coverage. The property must be named as an "Additional Interested Party."
What happens if my insurance lapses?
A lapse is considered a breach of lease. Management may implement a "forced placed fee" of at least $20/month to cover the landlord's premium.
How do I pay rent?
Rent is due on the 1st of the month via your Resident Portal. You can set up recurring payments for convenience.
How do I qualify for Prop 123 housing?
Your household income must be below 90% of the Area Median Income (AMI). All adults must pass a background check (credit, criminal, and residency).
What documentation is needed for income?
We require current pay stubs, 1099s for self-employed individuals, Social Security award letters, or notarized child support affidavits/court orders.
How does the Monthly Cashback work?
Pay your rent on time and earn 2% cashback automatically through the Stake App. If you keep those funds in your account for 12 months, we will match it for a total of 4% cashback.
What is the "Equity Distribution"?
Once the Prop 123 housing fund has matured, residents who are in good standing and have lived at the community for over 12 months will be eligible for annual equity distributions, which may range from $1k to $2k per apartment. We do not expect these to start until the early 2030’s.
Does this help my credit?
Yes! You receive free positive credit reporting through Stake. Late payments will not negatively impact your credit report through this service.
